Steps to Building a Custom Home

Step 1: Lifestyle. Lifestyle. Lifestyle.
Educate and evaluate yourself. Pick a community that compliments your personality and lifestyle. Look for communities that will best fit your desired way of living. What is important to you? Examples may include: walkability, social, local dining, location, character, activity, safety, welcoming, schools, sense of place and community, commute times.
Step 2: Evaluate your finances.
This steps helps you figure out how much you can afford. Does this match the community of interest?
Step 3: Select your builder.
Here you have the opportunity to connect with the best and trusted builders in an area. Ask for referrals. Consider hiring a realtor who has experience working with builders on a regular basis. Realtor commissions are typically paid by the home builders as most builders rely on outside agents to bring in clients. These builders view commissions as part of their cost of doing business. They would not lower the price even if you show up without any representation. Realtors who have experience working with builders know how and what to negotiate for you. They know what is negotiable and what is not. For instance, builders will often refuse to lower their prices to maintain a certain value on the homes or communities they are building. But, most of them are open to negotiations when it comes to upgrades.
Step 4: Select your lot.
While it is common place to find yourself going into Step 3 with a specific idea of your preferred lot, much can change. You will find that during Step 3 builders will start asking a lot of very good questions. “Have you thought of “(fill in the blanks)?” You might think you know exactly what you want, but that often changes when you sit down with a builder.
Step 5: Contract Negotiation
Lot contract negotiation. Builder contract negotiation. Often times the builder is willing to buy the lot. This scenario can make it easier in that you will only have one closing and can do a construction loan to cover the lot and the home. This step also covers approval as needed based on the building and architectural design requirements of your desired community. These requirements go a long way in protecting your investment.
Step 6: Start construction.
