Five years and nearly 1,000 homes later, Beulah Park development nears finish line

Less than five years after construction began, the Beulah Park development in Grove City has started its final phase, long before developers predicted.

“I expected 10 to 15 years for the buildout,” said developer Pat Kelley, whose team started the project in 2019 on the site of the former Beulah Park horse track.

“We have no residential land left,” Kelley added. “It’s a complete community. We’ve been very, very fortunate to be so well-received.”

Crews have started building the final 16 townhomes in the development, the last parcel in the original footprint. Work is also underway on the remaining final individual home lots.

When completed, Beulah Park will include nearly 1,000 residences around a 32-acre park, along with an adjacent commercial strip on Southwest Boulevard.

Years in the works, Beulah Park shot out of the gate in 2020, helped by COVID demand for housing.

The development was well positioned to capitalize because of three rare features: it occupies more than 200 acres in the middle of a city; it surrounds a park that is now run by the city; and it offers six types of residential developments ranging from apartments to senior living.

“We think that diversity of homes is what makes this special,” Kelley said.

The components:

  • Beulah Place apartments: 384 apartments, the final phase completed in January.
  • The Strand Townhomes: 82 two- and three-story townhomes for rent. The final 16 units are now under construction.
  • The Courtyards at Beulah Park —113 senior patio homes developed by Epcon Communities — are sold out, with prices ranging from about $400,000 to more than $600,000.
  • The Grove at Beulah Park: 138 single-family homes developed by Pulte Homes, ranging from about $390,000 to $500,000.
  • The Paddock at Beulah Park: 84 lots for custom homes from various builders overlooking the park, ranging from $650,000 to over $900,000.
  • Grove City Senior Living: 94 apartment units and 30 villas
