Grove City’s Beulah Park development nears full buildout with construction of new mixed-use complex

Grove City’s Beulah Park development is gaining a mixed-use complex that will complete the buildout of the $500 million project.

Construction is expected to begin this summer on Beulah Crossing, a pair of commercial and residential buildings that will be built at the entry to Beulah Park and adjacent to the city’s downtown area. Two restaurants will be located on the ground floor of each facility, with apartments above.

Forty apartments will be included in Beulah Crossing, which totals 56,264 square feet between the two buildings. It is being designed by J. Carter Bean Architect.

Pat Kelley, president of Beulah Park developer Falco Smith and Kelley, said Beulah Crossing will be the “front door” to the 220-acre development, which also includes a retail center, condos, apartments, single-family homes, senior living, a medical office and a 32-acre park.

“It’s the last piece of the puzzle here,” Falco Smith and Kelley President Pat Kelley said. “After we finish Beulah Crossing, we’ll be completely built out at Beulah Park, which is phenomenal considering it’s been five years since we broke ground. This was really a 10-year plan that we will complete in about five years.”

The development of Beulah Crossing comes after construction was completed on the 15,000-square-foot retail center, The Shoppes at Beulah. The center will have several tenants, including Liberty Tavern, Clean Eatz, KKP Bakery, J. Anthony’s Salon & Spa and Fade Aesthetics, which are currently building out their facilities.

“That’s such an important component because it is going to provide more amenities not only for the residents at Beulah Park, but all of Grove City,” Kelley said about The Shoppes.

In addition to the commercial components, new residential units are being built at Beulah Park, including 66 condos that are nearing completion and are 70% pre-leased, Kelley said. That represents phase two of the development, called Beulah Place, which will have 384 units when complete.

Thirty villas at Grove City Senior Living also are finishing construction and are 75% pre-leased. That complex has a 92-unit senior living facility in addition to the villas.

Other residential complexes that are complete or nearing the finish line are The Strand, which features townhomes located in two- and three-story buildings, and The Courtyards, The Grove and The Paddock, which are single-family neighborhoods built by developers including Pulte Homes, Epcon Communities and 3 Pillar Homes.

“The diversity of products appealing to all age ranges is what sets Beulah Park apart,” Kelley said.

Beulah Park was historically a racetrack. In addition to the site’s significance for Grove City, Kelley said the project is fulfilling the city government’s vision of expanding the downtown area and enhancing the connection between neighborhoods and the town center.

“It’s really created this east-west connector so that all the neighborhoods have access,” he said. “It’s so unique to have 220 acres right next to the downtown area, so it’s really opened things up for all of Grove City.”
