Boomtown Spotlight on Beulah Park

GROVE CITY, Ohio — A major housing development in Grove City is nearing its final stages.

Beulah Park was once home to a historic race track and served as a gathering place for Grove City.

After the last horse race in 2014, the race track and land sat unused, until a few years later when developer Pat Kelley, president of Falco, Smith & Kelley LTD. came to an agreement to turn the 200 acres of land into a unique housing community.

Construction began in 2019 and six years later Beulah Park is home to hundreds of families.

The project includes 384 apartments, 222 houses, 82 townhomes, 118 senior living units and 114 patio homes.

“When I first was in the business you would develop suburban communities, they were all cookie cutter, the same demographic. People don’t want that any more they want to be in a vibrant community with all different age ranges and it works very well,” Kelley said.

In the center of the community, is a park with pickleball courts, a community center and playground.

“The goal was to create a desirable community based on new urbanism,” Kelley said. “Basically you have your significant park and you put your development density around the park and that is what we have done here.”

As the greater Columbus area anticipates an additional one million residents by 2050, keeping up with the housing demand has been a priority for Grove City.

“This is probably one of the most prominent and important projects we have done in the city — 200 acres next to our downtown — so it has helped stabilize and bolster the market in our downtown area. We have had shops open because of the houses Beulah Park has added to the community,” said Kyle Rausch, director of development.

The population growth in the area also led the city to add a new school, Beulah Park Middle School, adjacent to the development.

The housing phase of the Beulah Park development is in its final stages.

Now, the focus turns to continuing the commercial development of the neighborhood to bring in more local businesses.
